Our fees are below, and so is everything else — the duties, the surcharges, the registrations. The second list matters more than the first. Budgeting on the purchase price alone is how plans come apart a week before settlement.

The Rostrevor property was acquired early in 2026 at $1,070,000 against a market estimate of $1,200,000 — $130,000 below market. Our fee on that transaction was about $10,700.
Not every purchase works out that way. But it describes what the fee is for: not introducing a property, but buying one below what it is worth.

The FIRB application fee sits on top of this
Paid to government, tiered by purchase price and reindexed each July. Because it moves, we have left a figure out rather than publish one that will be wrong in a few months. We confirm the current amount when you enquire.
An $800,000 house therefore requires more than $910,000. Over 13 per cent of the price goes to duties and costs, and the largest single line — the $56,000 surcharge — applies only because the buyer is foreign. Which is why a budget has to be built backwards from the total, not forwards from the listing price.
These figures are indicative, calculated on South Australian rates as at August 2026, and will vary with the property and your circumstances. Stamp duty and registration fees are assessed on the actual price, and state governments revise rates regularly. Confirm the actual amounts with your conveyancer and accountant before contracting.
