We are not a firm that introduces property. We are a firm that has been running property since 2019 — buying it in Adelaide, letting it, and looking after it. Which means we know what a house costs you after settlement, not just on the day you sign.

We didn't start as advisors.
We started as landlords

Otherhome began by buying houses in Adelaide, renovating them, and letting rooms to international students. Advisory came later.

Seven years of that teaches you one thing above all: the decision you make on the day you buy sets the next decade. A house with poor drainage costs money every year. A house with an awkward layout doesn't hold tenants. Two houses that look identical in photographs turn out to be nothing alike once you own one.

We now look after housing for roughly 400 tenants across Adelaide. That is not showing properties and moving on. That is writing leases, handing over keys, and calling a plumber when the hot water fails on a Sunday.

Buyer's agency grew out of it, because clients started asking the same question: “Could you look at one for me, the way you look at your own?”

Jimmy founded Otherhome in 2019 and still runs it. In that time he has walked through 2,471 homes — a house a day, every day, for seven years.

Do that often enough and certain things announce themselves within three steps of the front door. What the fresh paint is covering. Where the squeak in the floor is coming from. Whether the crack in the wall is a mark or a message.

Forty purchases have been secured for clients; six properties the firm has acquired and holds on its own account. We keep those two numbers apart on purpose. The first is clients' money. The second means we are making the same judgements, in the same market, with our own.

He read economics at the University of Adelaide and is completing an MBA there. The figures in our reports, though, come less from the degree than from opening 2,471 front doors.

Six years in property management, with around 400 of Otherhome's tenants under her care. As a Registered Land Agent in South Australia, Hailey is also the licence under which our buyer's agency work is carried out.

Hailey likes houses. Shown a listing, her first thought is where the person living in that room will walk when they get up in the morning. And she treats communication with tenants as the core of the job. When someone contacts her, she answers. That sounds unremarkable until you have dealt with an agency where it isn't true.

This matters at the buying stage more than it might appear. The person who knows which houses hold tenants is involved in choosing which house you buy. Rental return is not the yield printed in the listing; it is the number of months the property runs without a vacancy.

Why it matters

Buying and letting under one roof

Most buyer's agents finish at settlement. Who moves in, whether the rent arrives, what condition the place is in three years later — all of that becomes somebody else's business.

We do both, so the question “can this house be tenanted?” is asked while we are still choosing it. The person who will manage the property is sitting at the table when it is bought.

Buyer's agency is available Australia-wide, and management can be arranged outside Adelaide as well.
