We find the property, we walk through it ourselves, and we work out what it is actually worth. When the numbers don't hold up, the report says so.

What we do

We find it, inspect it, buy it —
and then we fill it

Most buyer's agents hand over the keys and disappear. We have been buying, letting and managing homes in Adelaide since 2019. We know what a property costs you three years after settlement, not just on the day you sign.

01

Search

We shortlist against your brief and your budget, on-market and off-market, and grade every candidate.

02

Inspect

We attend in person. Structure, materials, cracking, drainage, light, layout — the things a listing photograph is composed to leave out.

03

Negotiate

We establish fair value from comparable sales, then negotiate or bid to it. Licensed in South Australia (RLA).

04

Manage

Tenanting, rent collection, maintenance and reporting after settlement. Available Australia-wide.

Inspection reports

Some of our reports end with
“don't buy it”

Below is the closing recommendation from a report we delivered to a client in April. The agent's verbal guide was above one million dollars. We didn't think the property was worth it, and we put a number on where to stop.

“Walk away above $1,000,000.”

Property is a business where the fee only arrives if you buy something. That is precisely why a report that says don't is worth reading. We are paid to get you the right property at the right price — not to get you into any property at all.

Defects costed by scenario
A single crack gets a best, middle and worst case, each with a probability and a repair range.
Value triangulated three ways
Comparable sales adjusted for title, land and timing, cross-checked twice, then a walk-away ceiling.
The suburb, not just the house
School zoning and what it is worth in dollars, crime rates, tenure mix, social housing distribution.

Current estimates are derived from CoreLogic RP Data as at August 2026. Figures show the difference between purchase price and estimated market value and do not account for stamp duty, foreign purchaser surcharge, conveyancing, interest, land tax, management or maintenance costs. Past movements in value are not a guide to future performance. Nothing on this page constitutes investment advice.

The last column is not the point

The Rostrevor property was acquired early in 2026 at $1,070,000 against a current estimate of $1,200,000. That is not six months of growth. That is buying below market. Establishing what a property is worth, buying under it, and walking away when we can't — that is the whole job.

Buying from overseas

If you are not resident in Australia,
start here

Foreign persons have been prohibited from purchasing established dwellings in Australia since 1 April 2025, and that measure now runs to 30 June 2029. New dwellings, off-the-plan apartments and vacant residential land remain available, subject to FIRB approval. Permanent residents, New Zealand citizens and spouses of Australian citizens are not affected.

Most overseas buyers only discover this after they have fallen for a property they cannot legally buy. We establish what you are eligible to purchase before we show you anything. That assessment is free, and we will give you a straight answer even if the answer is that now is not your moment.

We advise in English and Korean, and we coordinate the accounting, conveyancing and finance around you rather than leaving you to assemble it yourself.

Tax & ownership structure

Tax is handled by people licensed to handle it

Acquiring Australian property brings stamp duty, foreign purchaser surcharges, land tax while you hold, and capital gains tax when you sell. Buyers who are also tax residents elsewhere have reporting obligations at home as well. Once succession and gifting enter the picture, two systems have to be read together.

We are not accountants, so we do not offer tax advice. What we do is work alongside registered practitioners on ownership structure and acquisition timing, keep the lodgement calendar, and prepare the documents so nothing is missed.

Tax information on this website is general in nature and does not constitute tax advice. Your circumstances should be assessed by a registered tax agent or qualified accountant.
