Can I buy in Australia if I live overseas?
Yes, but not everything. From 1 April 2025 to 30 June 2029 foreign persons cannot purchase established dwellings. New dwellings, off-the-plan apartments and vacant residential land remain available with FIRB approval. Permanent residents, New Zealand citizens and spouses of Australian citizens buying jointly are not affected. See foreign buyer rules.
Is it sensible to buy a house I've never stood in?
We stand in it for you. We have attended 2,471 inspections and we go to every property on your shortlist — structure, materials, cracking, drainage, light — and write it up. Photographs and reality diverge more often than people expect, and closing that gap is the job.
The decision remains yours. Our part is to make sure it is an informed one.
What do you charge?
Buyer's agency is 1% of the final purchase price, with an AUD $3,300 engagement fee paid upfront and deducted in full from the final invoice. A standalone inspection report is AUD $330 including GST, and FIRB lodgement is AUD $2,000. Property management runs from 5.5% of rent. The fees page has the detail.
What does it cost beyond the purchase price?
More than most buyers budget for. A foreign purchaser acquiring an $800,000 property in South Australia pays roughly $109,500 in stamp duty, foreign purchaser surcharge, registration, conveyancing, inspections and our fee — with the FIRB application fee on top.

Can I get finance as a non-resident?
There are lenders who write loans to non-resident foreign buyers, though the terms are tighter and the deposit required is higher than for residents. Policies differ between lenders and change often, so we set out the current options and introduce you to a broker.
How much tax will I pay?
It arises at three points — acquisition (stamp duty and the foreign purchaser surcharge), holding (council rates, land tax, income tax on rent) and disposal (capital gains tax). If you are tax resident elsewhere, reporting obligations usually follow you home. Our tax page sets out the general position.

Who looks after the property once I own it?
We do. We have managed property in Adelaide since 2019 and currently look after around 400 tenants — letting, leases, rent collection and remittance, maintenance and reporting. Properties outside Adelaide can be managed with us as the single point of contact. See property management.
I already own here. Can you just manage it?
Yes. It does not need to be a property we bought for you. If your current arrangement isn't working, that is a reasonable place to start the conversation.
Which city should I be looking at?
It depends on budget, purpose and how long you intend to hold. One thing is objective, though: the foreign purchaser surcharge differs by state. The same million-dollar property costs $20,000 more in Sydney (9%) than in Adelaide (7%), before any difference in the properties themselves.
We act Australia-wide, but Adelaide is where we have lived and worked for seven years, and the depth of knowledge is not the same everywhere.
Can I buy just the inspection report?
Yes — AUD $330 including GST per property, delivered one to two days after the inspection. It suits buyers who already have something in mind, or who are working with another agent and want an independent read. If you go on to engage us for the purchase, reports are included at no extra cost.
How long does the whole process take?
Typically three to six months from first call to settlement, though it varies with your brief and the market. Search and negotiation are the variables; FIRB approval usually takes around 30 days. A good property appearing early shortens everything, and we don't rush to fill a timeline.
Is the first call genuinely free?
It is. Around thirty minutes by phone or video, covering what you are eligible to buy, what your budget reaches and what the all-in cost looks like. There is no charge and no obligation to proceed.
Would you ever tell me not to buy?
Regularly. If permanent residency is a few months away, waiting can save tens of thousands in surcharge alone. Sometimes the market or your circumstances argue for waiting.
Some of our written reports conclude with a recommendation to walk away. We are aware that a purchase is what pays us — it is simply not how a durable client relationship is built.
